6 Reasons To Sell Your Home in December


I am often asked if the holiday season is a good time to sell your home.
  Here are 6 reasons why you might want to put your house on the market this December.

 

1)   THERE ARE FEWER HOMES ON THE MARKET IN DECEMBER

 

Historically, there is a much lower inventory of homes available in December.  Fewer homes, means less competition which means it is a great time to list.  Traditionally sellers decide to wait until January to list their homes.  But in January, there will be more homes on the market and less demand for your home.

 

2)   DECORATE DECORATE DECORATE!

 

People buy homes that are decorated well.  Even if your house has an average floorplan, if you buy nice furniture, art and other decorations, buyers will be more interested.  Does the buyer get to keep the nice decorations?  No!  You get to keep all the wonderful accessories, but it helped sell your home!   A House shows better when it is decorated for the holidays.  Therefore, it will sell faster.

 

3)   BUYERS HAVE MORE FREE TIME

 

Since many buyers have time off of work in December, this means more time to look at houses or thinking about selling their own home.

 

4)   THE INTERNET ALLOWS MORE TIME TO SEARCH FOR HOMES

 

In the past, people spent more time doing their holiday shopping and less time thinking about real estate.  But with the advent of the smartphone, people are searching for homes on the internet whenever and wherever.   Now while you are standing in line waiting for gift wrapping, you can find out what your home is worth.  Or you can search for a new home while you are waiting for the turkey to cook.

 

5)   MORE SERIOUS BUYERS SHOP IN DECEMBER

 

People who look for homes during the holidays are more serious buyers.  The odds they will actually make a home purchase are increased.  The couple who just likes looking at houses, won't be wasting your time in December because they will be busy with holiday activities.  In addition, many employees begin new jobs in January.  This makes December a prime month for those employees looking for homes because of job transfers.

 

6)   TAX REASONS

 

Some buyers need to make their home purchases before the end of the year for tax reasons.

 

Really, the only downside to having your home listed during the holidays is that you may have people wanting to see your home during family events.  A simple solution?  Ask your real estate agent to restrict showings or put the listing Temporarily Off the Market on the MLS during the few days you have festivities planned.
